To identify your part, check the top sash track for a foil label with the NFRC code and Wellborn’s 8-digit serial, or photograph the balance shoe, the small plastic or metal clip at the bottom of the sash track, before it breaks. We carry OEM-grade replacements for all three lines plus compatible aftermarket balances from Caldwell and Amesbury Truth where the original part is back-ordered. The aftermarket balances match the W-Series 3/8-inch and 1/2-inch channel widths exactly, but Heritage Series block-and-tackle units require the original Wellborn jamb liner geometry, a 1/16-inch tolerance mismatch will bind the sash.

  • Window sash drops or won’t stay raised. The constant-force balance has lost tension, usually from a cracked balance drum or a snapped cord in the block-and-tackle assembly. In Palo Alto’s dry summers, the nylon cord in Heritage Series units degrades faster than the manufacturer rates it for.
  • Door sticks at the top corner or bottom sweep. The adjustable hinge pin has seized or the composite door slab has absorbed moisture and expanded, a problem we see near the Baylands where fog sits longer in the morning. The fix is rarely the door itself, it’s the hinge adjustment or the sweep channel.
  • Visible gap at the meeting rail or sill when closed. The weatherstripping pile or bulb seal has compressed past recovery, typically after 8-12 years in California UV exposure. Wellborn’s original wool pile holds up better than the generic replacement sold at hardware stores, which mats flat in two seasons.
  • Condensation between panes on dual-pane units. The edge seal has failed, allowing moist air into the insulated glass unit. This is not repairable, the IGU must be fabricated to the exact sash dimensions, a 1/8-inch error means the glass rattles.
  • Hardware operates with grinding or the lock bolt misses the keeper. The multipoint lock mechanism has worn cam lobes or the keeper has shifted with seasonal frame movement. Palo Alto’s clay-heavy soils in the Foothill Expander area put more twist on door frames than the flatland neighborhoods see.

What goes wrong fast is forcing a seized sash without releasing the balance tension, the spring-loaded channel stores enough energy to launch the sash out of the frame, or drilling out a multipoint lock without supporting the door slab, which can twist the hinges and void the warranty on a $400 hardware set.
