Signs Your Toto Roofing Is Failing

• Standing water 48 hours after rain. Toto drains use a tapered sump design that can clog with Palo Alto’s oak pollen and leaf debris. The water weight stresses the membrane at the low point, and once the sump warps, the drain won’t seat flush again.
• Bubbling or tenting in the membrane field. This is trapped moisture or failed adhesion between the Toto membrane and the insulation board below. In Palo Alto’s temperature swings, morning fog to afternoon sun, the expansion cycle separates the bond if the original adhesive was thin.
• Cracking at wall or pipe flashings. Toto F-Series flashings are EPDM with a metal counterflashing. The rubber degrades faster than the metal, especially on south-facing exposures where Palo Alto’s UV load is highest. The metal looks fine; the rubber underneath is shot.
• Interior stains that track along a beam line. Water is entering at a Toto seam or penetration and traveling along the structural member before it drips. The leak source is rarely directly above the stain, which is why we photo-document the full field before cutting.
• Gravel stop or edge metal pulling away. Toto’s termination bars rely on a specific fastener pattern: 6 inches on center in the field, 3 inches at corners. Contractors who skip the corner density see the bar lift in the first Santa Ana wind event.
