Schluter Windows & Doors: The Palo Alto Owner’s Guide

We stock and install Schluter-compatible windows and doors in Palo Alto, with typical replacement costs running $4,500-$15,000 for window systems and $8,000-$25,000 for impact-rated assemblies, depending on frame type and rough-opening condition. Most Schluter hardware, seals, and sash components are available same-day through our Peninsula supplier network. Homeowners usually discover a problem when the tilt-turn mechanism sticks, the multipoint lock no longer draws the sash tight, or they notice daylight between the frame and the weatherstrip after a foggy morning in the Foothills.

Which Schluter Models This Applies To

Schluter window and door systems sold in the U.S. market fall into two main lines: the aluminum-thermally-broken frames common in commercial and high-end residential installations, and the uPVC series more often seen in multi-family builds from the 2010s. The critical identifier is the etched mark on the hinge side of the frame, not the sash sticker, which often fades. That etching carries the profile series, usually beginning with “SCH-” followed by a four-digit code that tells us which multipoint lock chassis, tilt hardware, and gasket profile you need.

We’ve learned the hard way that Schluter OEM hardware is not interchangeable with the generic European-style multipoint locks sold at most Bay Area supply houses. The backset dimension, the distance from the face of the lock to the center of the spindle, is 16 millimeters on Schluter aluminum frames versus the 15 millimeter standard on Hoppe or Fuhr equivalents. Force an aftermarket 15 mm lock into a Schluter frame and the latch bolts misalign with the keepers by enough to prevent proper compression. We stock both genuine Schluter hardware and a vetted aftermarket line, Stublina, that matches the 16 mm backset and carries the same 10,000-cycle rating. We tell you which we’re quoting and why.

To identify your part, open the sash 90 degrees and photograph the hinge corner where the frame etching appears. If the etching is worn, measure the visible glass width and height, the frame depth, and the distance between the lock spindle and the edge of the sash. With those three numbers we can cross-reference to the Schluter catalog without a site visit.

Signs Your Schluter Windows & Doors Is Failing

Signs Your Schluter Windows & Doors Is Failing
  • The tilt-turn handle spins without engaging the lock. The spindle insert in the multipoint gearbox has stripped, usually from forcing the handle while the sash is misaligned. In Palo Alto, we see this most often on south-facing units where thermal expansion has bowed the frame slightly over five to seven years.
  • Draft at the sill even when locked. The compression seal has lost its memory, or the locking points no longer pull the sash tight against the frame. The silicone-EPDM hybrid gaskets Schluter used in pre-2018 units degrade faster in Peninsula UV than pure EPDM, particularly on west elevations.
  • Condensation between panes that clears by afternoon. The edge seal on the insulated glass unit has failed. This is not a frame problem, but Schluter sashes are designed for integrated glazing and the gasket removal requires a specific sequence to avoid distorting the aluminum profile.
  • Sash drops or won’t stay tilted. The friction stay, the hinged arm that controls tilt position, has worn its nylon bushings. Schluter-specified stays carry a 25 kg load rating; generic replacements rated at 20 kg will sag on larger sashes common in Palo Alto’s Eichler and mid-century ranch stock.
  • Visible corrosion at the frame corners. The thermal break is compromised, allowing aluminum-to-aluminum contact that draws condensation. This appears first at the sill where water pools from incomplete weep drainage, a problem we trace to blocked weep holes in about thirty percent of Palo Alto jobs we assess.

Replacement Cost & What’s Included

For Schluter window and door work in Palo Alto, our installed pricing breaks down as follows:

Service Price Range
Window Replacement (per opening, standard size) $4,500 - $15,000
Impact Window Installation (hurricane-rated, per opening) $8,000 - $25,000
Multipoint Lock / Hardware Replacement (labor + parts) $400 - $1,200
IGU (Glass Unit) Replacement in Existing Sash $600 - $1,800
Friction Stay / Tilt Hardware Replacement $250 - $700
Compression Seal Replacement (per sash) $180 - $450

The range driver is almost always the frame condition, not the part. A multipoint lock in a square, undamaged frame takes forty-five minutes. The same lock in a frame that’s settled with the house, common in Palo Alto’s clay-heavy soils near Matadero Creek or the Foothills, requires shimming, realignment, and often new keeper plates drilled to match. We quote the full scope before work starts, with a written line-item breakdown. Under Clause 1 of the Haven Standard, that number does not change unless you sign a change order. Our 365-Day Done Right Promise covers the installation and the hardware function. The Schluter OEM parts carry their own manufacturer warranty, typically ten years on profiles and five on hardware.

DIY or Call Us?

There is one thing every Schluter owner can safely check: the weep holes at the sill. If they’re blocked with debris or paint, clear them with a thin wire and pour a cup of water to confirm drainage. Beyond that, the multipoint lock systems are under spring tension and the tilt hardware supports the full sash weight. A released friction stay on a 40-pound sash can damage the frame, the glass, or your fingers. We don’t recommend DIY on the locking or hinge components.

What we do recommend is photographing the frame etching, the failed part, and any symptoms, then calling us. We’ll cross-reference the part before we dispatch, confirm it’s on the truck, and give you a written quote with the part number specified. Measure twice, write it down, then we talk.
