PGT Windows & Doors: The Palo Alto Owner’s Guide

PGT builds its vinyl and aluminum window lines for Florida wind loads, which means the hardware is heavier-duty than what you’ll find on standard builder-grade units in Palo Alto. Which PGT Models This Applies To

PGT marks its series on a permanent label inside the frame channel or on the glass spacer. Look for WinGuard (impact vinyl), EnergyVue (non-impact vinyl), Aluminum Series 500, or Architectural (commercial-grade aluminum). The label includes a manufacturing date and a unit ID; take a photo before you call. We need that date because PGT changed its roller housing depth in 2019, and the pre- and post-change parts are not interchangeable even within the same model line.

OEM parts come from PGT’s distribution center in Venice, Florida, with a 7-10 day transit to Palo Alto. We also source from Amesbury Truth and Truth Hardware for compatible rollers and locks when the OEM lead time doesn’t work for the job. The aftermarket equivalent is spec-matched, not generic; we document the substitution on the work order so there’s no confusion at resale or warranty transfer. If your unit is under PGT’s original warranty, we use OEM to preserve coverage. Out of warranty, the aftermarket part typically saves 15-20% on material cost with no functional difference.

Signs Your PGT Windows & Doors Is Failing

• Sash drops or won’t stay open. The coil balance or block-and-tackle assembly has lost tension. In Palo Alto’s mild climate this usually means the spring has fatigued after 12-18 years, not corrosion.
• Draft at the frame perimeter. The weatherstrip has compressed or the sash seal has pulled away from its kerf. PGT uses a dual-fin seal on WinGuard units; when the outer fin tears, you get convection even with the window locked.
• Lock tongue won’t extend or retract smoothly. The multipoint lock mechanism has dry lubricant or a bent cam. Forcing it bends the keepers in the frame, which turns a $45 part into a $280 assembly.
• Condensation between glass panes. The insulated glass unit (IGU) seal has failed. PGT’s warranty covers this for 20 years on WinGuard if you have the original label; otherwise, we measure the daylight opening and order a replacement IGU to fit the existing sash.
• Roller grinds or sash drags on the track. The roller housing has cracked or the axle has worn flat. PGT’s tandem roller for horizontal sliders is a proprietary width; a standard patio door roller won’t seat in the pocket.

DIY or Call Us?

What you can safely check: clean the track, verify the lock isn’t obstructed by paint buildup, and confirm the weep holes at the sill aren’t clogged with debris. Use a silicone spray on the track, not WD-40; petroleum-based lube attracts dust and turns to grinding paste.

Where DIY goes wrong: removing a PGT sash to access the balance requires releasing the tilt latches in a specific sequence, then supporting the sash weight while you disconnect the balance shoe. The coil spring is under tension; if it releases uncontrolled, it can damage the frame or injure your hand. We’ve been called to Palo Alto jobs where a homeowner bent the jamb liner trying to force the balance back in, turning a $220 repair into a $1,400 jamb replacement. For IGU replacement, the sash has to be disassembled in a clean environment; dust between the panes is permanent.
