  • Post lean after rain. The ES Windows post base is set in a concrete footing, but Palo Alto’s clay-heavy soils expand when wet and contract in dry summers. If the post tilts more than 2 inches off plumb, the footing has cracked or the base bracket has sheared. We see this most often in Professorville and the foothills near Page Mill Road where drainage was never properly graded away from the fence line.
  • Rail separation at the bracket. The aluminum rail end crimps into a bracket with a friction fit, and thermal cycling eventually loosens the connection. You’ll notice a 1/4-inch gap that widens through the season, or the rail will rattle in wind. On south-facing exposures in Palo Alto, the daily temperature swing can exceed 40 degrees, which accelerates this failure mode.
  • Corrosion bloom at the post base. ES Windows uses a powder-coated aluminum, but the cut end at the post bottom is bare metal. If the concrete footing was poured with the post sitting in standing water, or if sprinkler spray hits the base daily, white aluminum oxide forms and the wall thickness degrades. By the time you see flaking, the post is hollow at ground level.
  • Gate drag or latch misalignment. ES Windows gates hang from adjustable J-bolt hinges that settle as the post shifts. If the gate scrapes the walkway or the latch no longer meets the striker, the post has rotated in its footing or the hinge bolts have backed out from vibration. This is usually the first symptom homeowners notice because it affects daily use.
  • Panel rattle in moderate wind. The picket-to-rail connection in ES vinyl systems uses a snap-lock tab that becomes brittle after roughly 12 to 15 years of UV exposure. Palo Alto’s combination of high summer UV and marine air from the Bay degrades the plasticizer faster than inland climates. Individual pickets will click against each other in a 15-mph breeze.

There’s a safe middle ground and a point where it stops being one. A homeowner can check whether a post is plumb with a 4-foot level, verify that drain grade slopes away from the base, and tighten visible bracket bolts with a socket set. What we do not recommend: digging out a concrete footing without locating underground utilities, attempting to rack a vinyl panel to match a slope without the ES Windows heating blanket (the material cracks in cold weather), or re-pouring a post base without a laser level to maintain the rail height across the run.
