  • Gate sag or latch misalignment. The culprit is usually underscaled hinges or a post that wasn’t set in concrete deep enough for the gate’s leverage load. What you shouldn’t attempt: resetting a leaning post that carries a gate load, cutting and rewelding rails without re-powder coating, or installing an automated gate opener without verifying electrical service and safety entrapment devices.
