Which Cover Models This Applies To

Cover operated in the Palo Alto market through several product generations between roughly 2015 and 2022, and the identifying marks matter for compatibility. Early Cover additions used 2×4 exterior framing with specified Simpson Strong-Tie connectors; later series shifted to 2×6 walls with continuous rigid foam sheathing. The model designation is typically stamped on a metal tag near the electrical subpanel or, on garage conversions, on a placard inside the finished closet that houses the HVAC mini-split. If the tag reads “Cover Series 200” or “Cover Series 400,” you’re looking at the later generation with 2×6 walls and pre-wired ethernet conduit, a spec that changes your window and door rough-opening dimensions by a full inch and a half.

We do not use Cover OEM parts because Cover was a design-build installer, not a parts manufacturer; what failed is almost always a standard building component (framing connector, flashing detail, subpanel, or membrane) that we source from our regular vetted suppliers. For the Series 400 rigid-foam assemblies, we use Huber ZIP System sheathing or equivalent, not generic OSB, because the original Cover specification relied on the integrated water-resistive barrier that ZIP provides. For electrical, we match the original Square D or Siemens subpanel spec rather than substituting a different manufacturer, since Palo Alto’s inspector will flag a mismatched breaker-to-bus compatibility. We carry Simpson connectors, Huber sheathing, and common subpanel configurations on our trucks; anything specialized we pull from Palo Alto Lumber or Golden State Lumber same-day.

  • Cracks running diagonally from the addition’s top corners down toward the window headers. This usually means the original Cover crew did not install a proper ledger connection to the existing house, or the Simpson LTT connectors have corroded where the roof drainage was insufficient. In Palo Alto, we see this most often on Barron Park and Professorville additions where the original gutters were undersized for winter sheet flow.
  • Water staining on the interior ceiling that reappears after each “repair.” The Cover-specified membrane at the roof-to-wall transition has likely degraded; on flat-roof ADUs, this is typically a TPO seam failure or an inadequate cricket slope behind a chimney or vent stack. The fix is not more caulk, it’s stripping to sheathing and reinstalling the membrane with proper slope.
  • The subpanel trips under normal load, or breakers feel warm to the touch. Cover’s electrical scope sometimes stopped at the subpanel without upgrading the main service, especially on pre-1970s Palo Alto homes with 100-amp mains. The addition’s demand, combined with EV charging or kitchen loads, exceeds what the original installation was sized for. This is a genuine fire risk; we flag it immediately and document with photos.
  • Floor slope or bounce that has worsened over two to three years. On ADUs over crawl spaces, the Cover crew may have used 2×10 joists at 16 inches on center where the span table really demanded 12 inches on center or LVLs. Palo Alto’s clay-heavy soils in the foothill zones also shift seasonally, and inadequate pier depth compounds the problem.
  • Windows that no longer latch properly, or visible daylight around the frame. The addition has settled or the rough opening was never shimmed correctly during original installation. On Cover Series 200 units with nail-fin vinyl windows, the fin can separate from the sheathing as the framing moves, breaking the air seal and letting conditioned air escape.
