  • Temperature swings in the shower. The Dvele thermostatic cartridge uses a wax element that degrades faster in Palo Alto’s hard water - calcium buildup from the Hetch Hetchy supply shortens its life from a rated 10 years to roughly 6 or 7.   • Vanity drawer tracks grinding or sticking. If the wax ring compresses unevenly, the bowl rocks and the seal breaks - you’ll smell it before you see it, especially in homes with original 1950s cast-iron drain lines that aren’t perfectly plumb.

There’s a safe middle ground for Dvele owners. You can verify the model number, check the GFCI reset on the mirror circuit, and clear hair from the pop-up drain without risk. What we don’t recommend: pulling the thermostatic cartridge without shutting off the main (the Dvele rough-in lacks individual stops), reseating the toilet on that offset flange without a new proprietary wax ring, or cutting into the wet-wall module to chase a leak. The membrane behind that tile is your waterproofing; one puncture and you’re into a $4,500 minimum repair.
