Signs Your Plant Prefab Home Addition or ADU Is Failing

• Panel seam gaps widening at the exterior corners. Plant Prefab units rely on a precise compression fit at the panel joints. In Palo Alto’s clay-heavy soils, especially near the foothill zones around Foothill Expressway, differential settling can stress these joints until the spline backing pulls free. The gap often shows first as a hairline crack in the exterior cladding, then as measurable daylight when you sight down the corner.
• Condensation inside the mechanical chase during winter mornings. The SIP core is continuous insulation, but if the chase penetration wasn’t sealed to Plant’s spec at installation, warm moist interior air hits the cold steel duct and condenses. We’ve found this in several Palo Alto ADUs where the original installer used standard duct sealant instead of the specified closed-cell foam at the panel penetration.
• Floors that feel springy or sound hollow underfoot. Plant’s floor cassettes are engineered to a specific span table. If the foundation or support posts have settled, the cassette deflects beyond its design limit. The symptom is often mistaken for a flooring issue, but the fix is structural, not cosmetic.
• Doors and windows that bind seasonally. This usually traces to the panel envelope moving independently of the rough openings. Plant’s factory-installed bucks are precise, but if the connection to the panel edge wasn’t detailed correctly on site, the buck shifts with humidity and temperature cycles.
• Utility bills climbing without usage changes. A failing SIP seam or compromised vapor barrier lets conditioned air leak and moisture migrate. In Palo Alto’s mild but variable climate, the insulation value degrades faster when the envelope is breached, and the HVAC runs longer to compensate.
