  • Cracked or chipped corner trim. Hardie’s fiber-cement trim is brittle compared to the panels it abuts; thermal cycling in Palo Alto’s 50-degree daily swings stress the corners first. We replace with pre-primed or ColorPlus-matched trim and seal with OSI Quad Max, not standard caulk.
  • Staining on stucco or siding below roof-wall junctions. This usually means the Z-flashing behind the Hardie panel has corroded or pulled loose. The flashing is galvanized steel, 26 gauge, and in Palo Alto’s salt-air influence from the bay, we’ve seen it fail in 12-15 years rather than the 25-year design spec.

What you can check safely: walk the perimeter with binoculars for cracked trim, stained stucco, or missing flashing pieces. Note the product name on any loose material in your garage. Measure your roof pitch; Hardie panels require 4:12 minimum slope, and we’ve seen Palo Alto homeowners wonder why their low-slope carport leaks when it was never suitable for panel roofing to begin with.

Where DIY goes wrong: fiber-cement panels weigh 2.3 pounds per square foot and snap if carried flat or flexed wrong.
