  • Soft spots near the toilet flange. The Boxabl subfloor is a composite OSB product that swells when the wax ring weeps. Where DIY goes wrong: the wet-wall membrane. Boxabl’s factory membrane is a fluid-applied product that bonds to the steel frame, and patching it requires surface prep most homeowners don’t have the tools for. More critically, the drain flange sits in a steel-reinforced pocket that needs to be cut and re-welded if the original was overtightened. We’ve replaced three Palo Alto units this year where the owner cracked the flange trying to seat a new toilet with a standard wax ring instead of the Boxabl-specified extra-thick version. The steel frame doesn’t forgive over-torque the way wood does.
