CWS Home Additions & ADU: The Palo Alto Owner’s Guide
We stock and install CWS-compatible structural components, hardware, and finishing systems for home additions and ADUs in Palo Alto, with typical installed pricing from $45,000 to $130,000 for additions and $90,000 to $220,000 for detached ADUs. Most CWS parts can be sourced within 48 hours through our supplier network, and we carry common connection hardware and weather-sealing components on our trucks. Homeowners usually discover a problem when they notice sagging header beams, sticking sliding door tracks, or water intrusion at the addition-to-existing wall junction after our winter rains.
Which CWS Models This Applies To
CWS (California Window & Supply, now operating as CWS Windows + Doors) manufactured structural opening systems, sliding door hardware, and flashing kits used in additions and ADUs across the Peninsula from the late 1980s through the mid-2010s. The most common identifiers are the brass-colored roller assemblies in their 6000 Series sliding door hardware and the stamped “CWS-CA” mark on aluminum window frames. If your addition was built between 1995 and 2010 in Palo Alto, there’s a strong chance the sliding door system is CWS hardware.
The critical compatibility gotcha: CWS used two distinct roller track profiles. The 6000 Series has a flat-bottom track with a 1.25-inch rail height, while the later 7000 Series switched to a rounded profile at 1.5 inches. Installing the wrong roller assembly chews the track in about six months of use. We verify this with a physical sample before ordering, because the stamped model numbers on the frame edge often wear off in coastal California’s salt air.
For OEM versus aftermarket, CWS-branded rollers and weatherstrip are still available through select distributors, but we typically source equivalent-grade hardware from Prime-Line or Barton Kramer that matches the original specs at lower cost. The exception is the header flashing kit CWS developed for stucco-to-wood transitions, which has a specific drip-edge geometry we haven’t found replicated accurately in aftermarket versions. When that’s the issue, we order OEM.
Signs Your CWS Home Additions & ADU Is Failing

- The sliding door shudders or jams in the track. CWS roller assemblies use nylon wheels that flatten and crack after 12 to 15 years of Palo Alto’s UV exposure. The debris you feel grinding in the track is usually pulverized wheel material mixed with dust from the anodized aluminum track itself.
- Water stains appear at the base of the addition wall after rain. CWS sill pans relied on a butyl tape seal that hardens and shrinks in our dry summers, then fails catastrophically during the first heavy winter storm. In Old Palo Alto, we see this regularly on additions built during the 1990s tech boom.
- Daylight visible between the door panel and the frame. The pile weatherstrip compresses permanently over time, and CWS’s original wool-pile with fin design is no longer manufactured. Gaps mean air infiltration, which in Palo Alto’s climate means your heating bill climbs even with mild winters.
- The header above the opening shows hairline cracks in drywall or stucco. CWS header brackets in wider openings (8 feet and above) were sometimes undersized for the loads California’s seismic requirements later clarified. This isn’t cosmetic; it’s a structural concern that needs assessment.
- Condensation between glass panes on CWS windows. The original edge seals fail predictably after 20 to 25 years. In the Barron Park neighborhood, we’ve replaced dozens of these in ranch-style additions where the original CWS casement windows are now well past their service life.

AfterReplacement Cost & What’s Included
| Component | Parts & Labor Range | Typical Timeline |
|---|---|---|
| CWS roller assembly replacement (per door) | $180-$340 | 2-3 hours |
| Sill pan / flashing replacement | $800-$2,200 | 1 day |
| Weatherstrip replacement (full door) | $220-$480 | 2-4 hours |
| Window glass unit replacement (IGU) | $340-$720 per unit | 1-2 hours |
| Header reinforcement / bracket upgrade | $1,200-$3,800 | 1-2 days |
| Full CWS sliding door replacement | $2,800-$6,500 | 1-2 days |
What drives the range: accessibility (second-story additions require scaffolding), the condition of surrounding substrate (water-damaged framing adds repair scope), and whether permits are required for structural work. Under Clause 1 of The Haven Standard, we deliver a written line-item price before any work starts. The quote includes parts, labor, disposal, and our 365-Day Done Right Promise. No change proceeds without a signed change order, which is the discipline that has kept our projects within a few percent of the agreed cost across 4,000-plus jobs since 2007.
DIY or Call Us?

There’s a clear line here. An owner can safely inspect: remove the sliding door panel (lift into the top track, tilt inward) to photograph the roller assembly for identification, check the sill pan from outside with a flashlight for gaps or cracked sealant, and use a level on the track to spot sag. Document what you find; the photo record helps us source correctly.
Where DIY goes wrong: roller replacement requires lifting a 60 to 80-pound door panel and realigning it in dual tracks simultaneously, one person cannot do this safely. Header work is structural and permit-triggering in Palo Alto. Sill pan replacement means removing trim, potentially cutting stucco, and integrating new flashing with the existing weather barrier without creating new leak paths. We’ve been called to fix three DIY sill jobs in the last two years in Palo Alto alone, all of which cost more to remediate than our original quote would have.

FAQs
Expect 12 to 18 years with direct south or west exposure, 18 to 25 years on north-facing installations. The UV at our latitude degrades nylon faster than the manufacturer originally specified for inland markets. Call (650) 446-9092 for an exact quote on replacement, estimates are free.
Minor dents can be dressed with a track repair tool, but grooved or worn tracks need full replacement. We’ve never seen a CWS track successfully “saved” once the anodized coating is worn through to bare aluminum, the soft metal deforms permanently under load. Call (650) 446-9092 for an exact quote on replacement, estimates are free.
Most single-panel replacements are complete in one working day. If the header needs reinforcement or the substrate is damaged, plan for two days. We pull permits when required and schedule inspections so you don’t manage that process. Call (650) 446-9092 for an exact quote on replacement, estimates are free.
We carry Prime-Line and Barton Kramer equivalent rollers, weatherstrip, and fasteners that fit CWS profiles. OEM CWS-branded components and the specialized stucco-to-wood flashing kits are sourced within 48 hours through our supplier network.
