Signs Your James Hardie Home Additions & ADU Is Failing

- Cracking at butt joints and field seams. Hardie boards expand and contract with moisture; installers who butted them tight or caulked the gap solid created a stress concentrator. In Palo Alto’s winter wet cycles, we see this most on south- and west-facing walls where thermal swing is widest. The crack runs vertically through the board face, not just the paint.
- Swelling or “fuzzing” at the bottom edge. This is fiber-cement degradation from ground splash or improper clearance to grade. Hardie specifies minimum 6 inches to finished grade, 1 inch to rooflines, and 2 inches to hardscape. On Palo Alto’s older Eichler additions and low-slung ranch extensions, we’ve found original installs at 2-3 inches to grade; the bottom 8-12 inches turns soft and the paint fails first there.
- Nail pops with rust staining. Hardie requires corrosion-resistant fasteners, hot-dip galvanized or stainless, set flush without overdriving. Standard drywall screws or uncoated nails rust, expand, and push the board face outward. The rust track on the board face is diagnostic; it means the fastener is bleeding and the hold is compromised.
- ColorPlus chalking or fading unevenly. Factory-finished boards that show mottled color loss, typically on horizontal surfaces and trim, indicate either a bad production lot or UV exposure beyond the coating’s design. South-facing ADU walls in Palo Alto’s strong sun can show this in 8-10 years if the elevation was under-specified.
- Interior moisture at addition junctions. Water stains on drywall inside, aligned with the exterior wall plane, point to missing or failed flashing at the marriage line between original structure and addition. Hardie’s integrated water management system, including the required weather-resistive barrier and flashing tape at all penetrations, was likely skipped or installed backward.
