• Gate drags or won’t self-close. The Jerith spring-loaded closer has lost tension, or the internal hydraulic fluid has degraded. Palo Alto’s dry summers and occasional hard freezes in the foothills above Page Mill Road accelerate seal failure in these units.

DIY or Call Us?

There’s safe checking and then there’s work that goes wrong fast. A homeowner can verify the series mark, measure gate width between posts, and photograph the failed part - that saves us both time when we arrive. But Jerith gate closers mount under spring tension, and the torsion on a 48-inch residential gate is enough to damage fingers or the frame if released wrong. We don’t recommend homeowner removal.

Post resetting is worse - it looks like digging and pouring concrete, but a Jerith gate needs the hinge post plumb within 1/4 inch over six feet or the closer will bind within a season. We’ve rebuilt three gates in the last two years where the post looked straight to the eye but torqued the frame enough to void the closer warranty.
