Which Mr-Glass Models This Applies To

Mr-Glass produced three distinct residential lines that circulated through the Peninsula market. The Series 3800 tilt-wash vinyl double-hung, common in Palo Alto tract builds from the late 1990s through 2008, uses a 5/8-inch diameter coil balance with a stamped steel bracket. The Series 5800 replacement window, popular with homeowners doing updates in the 2010s, switched to a constant-force balance system with a different shoe geometry, so a 3800 balance won’t seat in a 5800 jamb. The Series 9000 hinged patio door, found in many Professorville renovations, uses a Hoppe multipoint lock with a 92mm backset, not the 85mm standard on most competing brands.

We check the etched mark in the glass corner or the label on the frame edge, then measure the visible glass width and height to the nearest 1/8 inch. For balances, we need the sash weight, which we determine with a scale on site. OEM Mr-Glass hardware is still available through select distributors, though lead times run 2-3 weeks for older Series 3800 components. Signs Your Mr-Glass Windows & Doors Is Failing

• Window won’t stay open or slams shut. The coil balance has lost tension or the spiral rod has detached from the shoe. In Palo Alto’s dry summer heat, the lubricant in older 3800 series balances hardens and the coil binds.
• Fog or moisture between double panes. The insulated glass unit (IGU) seal has failed, allowing condensation inside the air gap. South-facing units in Palo Alto see this earlier due to thermal cycling stress.
• Patio door sticks, grinds, or won’t latch. The rollers have flattened or the multipoint lock’s deadbolt no longer aligns with the strike plate. Settlement in older Palo Alto foundations, common in the 1950s ranch stock, shifts the frame out of square.
• Draft around the sash even when closed. The weatherstrip has compressed past recovery or the interlock rail has worn. Coastal marine air accelerates this on west-facing elevations.
• Visible sash sag or corner separation. The frame’s internal mullion reinforcement has corroded or the fusion-welded corner has cracked. We see this on south-side installations where UV exposure is highest.

DIY or Call Us?

An owner can safely check whether the window is locked, whether debris is in the track, and whether the weep holes at the sill are clogged, which is a common cause of apparent leaks in Palo Alto’s winter rains.
