Look for “QW-100” (single-hung vinyl), “QW-200” (sliding), or “QD-150” (steel-entry door with composite jamb). The QW-200 slider is the one we see most often in Palo Alto’s 1960s ranch additions near Barron Park and Ventura, where builders spec’d them for cost on secondary bedrooms.

The gotcha with Quikrete is parts interchangeability: the QW-200 uses a proprietary roller and track width, 2.375 inches, that doesn’t match the standard 2.5-inch aftermarket slider hardware stocked at most Bay Area supply houses. • Visible daylight between the sash and the frame when closed. The weatherstrip pile has compressed or the bulb seal has torn. Quikrete used a medium-density pile that holds up reasonably well but degrades faster on west-facing units taking afternoon sun in Old Palo Alto.
• The sliding door sticks or jumps the track. The QW-200’s tandem roller assembly has flat-spotted or the axle has corroded. Coastal fog in the Palo Alto Hills accelerates this; we replace with stainless tandem rollers that outlast the OEM zinc-plated version.
• Soft or discolored wood at the exterior sill nose. The sill cap flashing was never integrated properly with the housewrap, or the end dams weren’t sealed. This is framing damage, not just a part failure, and it spreads fast in our wet winters.
