ViewLux Home Additions & ADU: The Palo Alto Owner’s Guide

Most Palo Alto owners discover the problem during seasonal temperature shifts. The hardware starts binding in October when nights drop into the 40s, or condensation appears between panes after the first heavy rain. In Old Palo Alto and Professorville, we regularly see 2015-2019 ViewLux V-Series installations where the original hardware finish has degraded faster than expected due to proximity to the bay’s salt-laden air.

Which ViewLux Models This Applies To

ViewLux organized their residential lines by frame depth and thermal performance, not by calendar year, so identification requires checking the spacer bar label inside the glass unit or the etched code on the lock faceplate. The three series we encounter in Palo Alto additions and ADUs are:

• V-Series (65mm frame): The most common in Peninsula ADUs built 2014-2020. Multi-point lock with a 16mm backset; replacement hardware must match the original cam spacing or the shootbolts won’t engage the keepers at top and bottom.
• VE-Series (75mm frame): Used in higher-performance additions where Title 24 compliance was strict. The thermal break is wider, so standard V-Series hardware won’t seat properly - the striker plates sit 4mm farther outboard.
• ViewLux Pro (90mm commercial-grade): Rare in residential but specified in some JADU garage conversions where the original garage door opening was repurposed. Uses a different hinge pin diameter (14mm vs. 12mm).

OEM ViewLux hardware is still available through select distributors, though lead times have stretched to 8-12 weeks for some V-Series lock sets. We stock quality aftermarket equivalents by Hoppe and Fuhr that match the dimensional specs and carry equivalent corrosion resistance ratings; the difference is primarily in the finish warranty (OEM offers 10-year PVD coating, aftermarket typically 5-year). For most Palo Alto owners, the aftermarket route saves four to six weeks and roughly 30 percent on hardware costs without compromising function.

One compatibility gotcha: ViewLux used two different roller systems under the same catalog number. Pre-2017 V-Series sliding doors used a 34mm diameter steel roller with a flat axle; post-2017 switched to a 36mm stainless roller with a broached axle. The housings look identical until you remove the sash. We check this on site before ordering.

Signs Your ViewLux Home Additions & ADU Is Failing

• Lock handle requires increasing force to engage. The multi-point gearbox is binding, usually because the central cam has worn or the connecting rods have lost lubrication. In Palo Alto’s climate, the factory grease hardens faster than in inland markets; we see this first on south-facing doors that take direct afternoon heat.
• Visible corrosion on exterior hardware. Pitting or white oxidation on the handle or escutcheon plate means the PVD coating has failed at a stress point. Once moisture reaches the zinc substrate, the hardware degrades rapidly and can seize entirely. This accelerates within a mile of the bay.
• Condensation between glass panes. The edge seal has failed, allowing moist air into the insulated glass unit (IGU). The desiccant in the spacer bar saturates, and the clouding becomes permanent. In Palo Alto’s winter, this often follows a summer of thermal cycling that fatigues the sealant.
• Sash drops or drags when opening. The hinge-side friction stay has lost tension, or the roller carriage in a sliding unit has flattened. The sash weight is no longer supported evenly, which stresses the frame corners and can lead to corner joint separation.
• Draft or temperature stratification near the unit. The compression seal has hardened or the weatherstrip pile has compressed permanently. This is common in ViewLux units installed during the 2016-2018 rush when seal compound formulations changed; the older silicone-based seals outlast the newer EPDM in UV exposure.

DIY or Call Us?

There’s a safe middle ground for ViewLux hardware issues, and then there’s the point where DIY costs more than it saves.

What you can check yourself: the visible screws on the handle set (tighten with a Phillips #2, but don’t overtorque - the zinc castings crack), the track debris in a sliding door (vacuum, then light silicone spray on the track, never the rollers), and the weep holes at the frame sill (clear with a pipe cleaner so water drains rather than pools).

Where DIY goes wrong: removing a multi-point lock without supporting the sash weight first, which twists the frame; attempting to separate an IGU without proper glazing paddles, which chips the glass edge and voids any remaining warranty; or forcing a seized roller axle, which ovalizes the housing bore and turns a $220 part replacement into a $1,400 sash rebuild. The hardware is under spring tension in ways that aren’t obvious until it’s disassembled.
